Materials

Each under-deck system is constructed from different materials; many are built from either aluminum, vinyl, or steel.  Be aware of the warranty that comes with the product and the properties of each material; a standard warranty covers the system for a predetermined amount of time, but others may protect against wear and tear for the lifetime of the deck.  Under-deck systems typically come in a limited range of colors. 

Copper in wood.  Recently, the Environmental Protection Agency banned the use of arsenic to treat wood because of health risks.  (See the deck contractors section for more information.)  A safer copper-based treatment has emerged as the dominant method.  However, small amounts of copper may drip down from the wood and come into contact with the ceiling system, so manufacturers should take precautions to minimize potential corrosive effects.

Potential problems

Any house with a second-story deck is a good candidate for an under-deck system, but there are some issues that might speed up the deterioration of the product once installed.

Unsound deck.  Installing the product on an unsound deck may limit the life span of the system.  Before installation, make sure the deck's structural integrity is sound.  Check for rotted wood and that the deck is properly supported with solid footers.  Deck boards should also be inspected for proper drainage.  Most important, the structure needs to be secure to the side of the house.  Ask the company to evaluate the deck before installing an under-deck system.  Reputable companies resist installing systems on unsound decks.

Clogs in system.  The possibility of debris clogging up the system and the homeowner's ability to flush clogs out depend on the type of system installed.  If debris isn't cleaned out on a regular basis, it could start piling up, eventually contributing to wood rot.  Since each attachment method requires a different type of cleaning, make sure this procedure is understood before installing the under-deck.

Animals.  The space between the under-deck and the deck could make a nice home for squirrels and other critters, so make sure every opening is tightly sealed and there are no entry points, whatever method of attachment used.
