Crack repair

Stucco can develop cracks due to climate extremes or foundation settling.  Cracks can also form where nails or screws are driven into the home.  Not only are cracks unsightly, but they can also be an entry point for problem-causing moisture.  Cracks can typically be sealed and restuccoed by a professional, but the process can be problematic.  Due to the distinct texture of stucco, cracks are rarely filled seamlessly.  Additionally, because of fading, a repaired, repainted section will often be a different color from the rest of the house even if the same paint is used.  The only solution is to repaint the entire side of the house.  The biggest issue with crack repair, however, is that cracks are often indicative of a more serious problem, such as a shifting foundation, which is likely to make cracks reappear.

EIFS problems

In a well-designed and well-constructed house, EIFS related issues are limited.  However, water can get into the EIFS and into the wall behind the EIFS due to construction defects, damage, such as that caused by woodpeckers, or dried cracking caulk on window seals.  Once water is in the wall or in the EIFS itself, it leaves very, very slowly.  The presence of water causes many problems and can be difficult to detect.  Usually, the damage has already been done by the time the water is detected.

First, trapped water can rot structural wood, which causes permanent damage to the structural integrity of the home.  If the damage is bad enough, the structural wood must be replaced.

Second, trapped water can rot wood windows and other wood framing.  In some cases the damage is so bad, the windows must be replaced. 

Additionally, water inside a wall encourages termite problems in three primary ways.  First, since termites need water to survive and prefer rotting wood, a home with damp rotting wood is much more likely to be infested than a home with dry wood.  In some cases, subterranean termites can actually create an aerial colony in the damp wood above ground.  Second, water trapped inside the wall may eventually flow all the way to the ground and diminish or eliminate the chemical barrier put in place to keep termites out.  Third, because EIFS is often installed all the way to the ground, it provides a pathway for termites to tunnel into the home and prevents visual detection of an active infestation.  (See pest and termite control section for more information on termites.)
